Roof Replacement Cost: How Much Does It Cost?

Roof replacement cost is one of the most common questions homeowners ask when they need to replace their old roofs or if they are planning to get a new one. The reason for the high cost of roofing is that the roofing materials used are very expensive and very difficult to work with. It takes more than just one time to install them, and more than one time to change their look. With all of these factors it’s not surprising that the price of a single roofing can be more than half of your home’s assessed value.

But don’t despair. Roofing cost isn’t always the end of the line, especially when you consider all of the possible options for replacing a damaged roof. A good rule of thumb to use is that you are looking at an average of three to five times the roofing cost. For instance, when you factor in the cost of a licensed contractor who can inspect and repair the roof on the site, you’ll likely find that you will need to replace your old roof for a total of between seven and ten thousand dollars. When you add up all of the materials that are involved in installing a new roof and divide it by the number of years it takes to complete the job you get a grand total of between eight and twelve thousand dollars.

So in reality, the overall roofing cost is much lower than the contractor initially estimated. This difference is made up within the time it takes to actually finish the project by the contractor. Although the estimate may be for a single roof, there is no way of knowing how many other roofs will need to be replaced throughout the neighborhood.

Not only are there many variables involved, but roofing are a labor intensive job. Not only does the contractor have to locate the right materials, he also has to do everything from cut the wood to nail them together. And of course, once the material is cut and all of the nails are in place, it must be assembled into a proper form so that the final product can be safely installed on your roof. These jobs require an enormous amount of skill and know-how, which is why most roofing contractors charge their customers a pretty penny.

Although the roof replacement cost is lower than the original roof installation cost, you will still have to consider the long term effects of damage to your home. Roofs have a way of wearing down over time, especially if they are used frequently. In addition, when a roof is replaced, it’s not as if you are just replacing one part of the structure; often times the entire roof needs to be replaced. This means that you will most likely have to get a permit from your local government to have the work done.

The good news is that you don’t have to live with an unsightly roof any longer. There are great alternatives to traditional roofing systems such as metal roofing, asphalt shingles, and wood shakes. All of these are manufactured to be stronger and more durable than the traditional materials. Not only are they more durable and less expensive to purchase, but they will last longer and perform better than any other type of roofing system. This will end up saving you a significant amount of money in the long run, not to mention keeping you much safer from the elements.
